Fall Maintenance Can Help to Control Moisture – and Mould

No one wants to contemplate the end of warm weather but it looks like fall is indeed upon us. As home and property owners, we should know that a little prevention can go a long way towards mitigating wear and tear – including the moisture issues that lead to mould. Fall – just before the onset of winter weather and all it entails – is the perfect time for maintenance work.

Ventilation
Most moisture-related issues can be traced back to a problem with ventilation. Ventilation issues can mean condensation – or water that doesn’t evaporate. Where moisture lingers, mould can arise in no time.

– The kitchen range hood is an element you may not have thought of. Make sure your range hood vents to the outside and not, for example, into an attic or anywhere else in the home. Warm, moist air from the stovetop goes into a colder, drier area – what happens? Condensation. That’s also why you’ll need to insulate the vent itself as it runs through the attic. Moisture will condense and run back down the vent.

– The garage – it’s better to leave the door closed than open all the time. As the day heats up and then cools down in the evening, the concrete floor heats up and cools down more slowly than the surrounding air. The humidity in the air will tend to condense as it hits the cooler concrete floor. A dehumidifier may be the best option if moisture is a persistent problem.

– The crawlspace – a properly insulated crawl space can go a long way towards heading off moisture and mould issues that begin in the basement. There are various ways of approaching the issue but the key is to use a combination of insulation and a vapour barrier to keep moisture from condensing.

Mould is a Serious Issue
A little moisture, if it doesn’t dry out immediately, can cause mould to form within 24 to 48 hours. The effects of mould on human and animals health have been well documented and include a host of respiratory and other issues.
