Hospital Learns About Choosing a Reputable Asbestos Contractor – The Hard Way

An Edmonton based contractor is facing multiple charges under Nunavut’s Safety Act for asbestos removal work at Iqaluit’s Qikiqtani General Hospital. The Worker’s Safety and Compensation Commission alleges that the company put its workers at risk during the asbestos abatement procedures.

The job was complicated when the general contractor ran out of money and workers walked off the job. Another contractor has stepped in to finish the renovation work, including asbestos removal.

A Homeowner’s Nightmare
You hire a contractor because you want an expert to do the job. When that contractor follows improper procedures, they’re not only putting their own workers at risk – they’re putting you at risk too.

Asbestos is considered safe as long as it’s intact – but once it’s been damaged or disturbed it can send breathable (friable) fibres into the air. Proper – read ‘safe’ – asbestos removal includes:

  • Safety equipment for workers
  • Complete containment of the site while the work is underway
  • Safe removal in sealed containers to an approved facility
  • Clean up of the area afterwards so that no asbestos or asbestos containing dust remains

Above all, it means trained, experienced workers – just like our GreenStream technicians.

Don’t DIY!
Both the EPA and the Canadian Lung Association, among others, recommend professional asbestos removal and remediation services. It’s far too big of a risk to take on your own. In addition, you have no legal remedy if you should suffer from asbestos exposure; you could be putting you and your loved ones at risk.

What you can do if you suspect there is asbestos or asbestos containing material in your home – after you call a licensed professional:

  • Leave it alone – seal it off as best you can
  • Stay away from the area
  • Be especially vigilant where children or the elderly are concerned

Regulations under the Occupational Health and Safety Act specify three types or levels of asbestos abatement and our technicians are experienced in all three, providing you expert service from small to large jobs.

Abestos, Vermiculite & Mining

Northern Sun Mining Corp. recently announced that they’d completed an asbestos remediation program at their McWatters Mine in Timmins, Ontario.

Asbestos was discovered in the ore body of the former Liberty Mines site. Asbestos, as a mineral, often naturally occurs alongside and sometimes even integrates into other elements, as it did in this case in nickel ore. In a similar situation, a proposed iron ore mine in Wisconsin has recently hit a snag when sampling discovered the presence of asbestos there too.

Asbestos was once used deliberately in a wide range of construction componenets because of its beneficial properties – it’s temperature and fire resistant and virtually indestructible – but this happened in ignorance of the dark side of asbestos exposure. Decades later, workers who were exposed to it began to show the signs of mesothelioma and other lung diseases caused by asbestos exposure.

It’s quite another thing to find asbestos accidentally when you’re looking for something else entirely. That very situation led to one of the significant developments in the use of asbestos in North America – the use of vermiculitie insulation.

Vermiculite
If there is a lesson to be learned from history, it’s that we should be more cautious in adopting the use of any material, even those that come directly from natural sources.

Vermiculite by itself is an innocuous material whose chief useful property is its ability to expand when heated. As inter-wall or attic insuliation, it seemed ideal.

The problem is that most of North America’s supply of vermiculite comes from a now infamous mine in Libby, Montana – one that was found to be contaminated with asbestos. In addition to the vast number of residential, commercial and industrial buildings that became tainted with asbestos, the people of Libby have and continue to pay the price with their health.

Asbestos in Your Home
An old house has character – and probably features asbestos in a number of places. A Guelph area daycare centre was recently closed permanently after the discovery of vermiculite insulation. Asbestos exposure is of particular concern to children and the elderly.

When it comes to asbestos, as long as it’s intact, it is not considered a health hazard however any renovations or work that disturbs materials or causes dust can release breathable asbestos fibres into the air.

Asbestos in Soil

The city of Sarnia, Ontario has seen more than its share of grief when it comes to asbestos. A former foundry and insulation plant exposed workers to shocking levels of asbestos exposure – in some cases hundreds of times over the legal limit. It’s possibly the worst example of workplace asbestos exposure in Canada and those former workers are now paying the price with their health, suffering an inordinate number of cases of cancer and lung problems.

This past summer, insult was added to injury when asbestos was found in the soil of Centennial Park on the city’s waterfront. The cost of asbestos remediation is putting a damper on new public works projects.

Asbestos – In the Soil
I think most of us commonly associate asbestos contamination with the indoors, where the one-time “miracle” construction material was used in everything from roofing to floor tiles and nearly everything in between.

Asbestos was fireproof and virtually indestructible – what’s not to like? It was only decades later when its awful effects on human health began to be seen, largely in workers like those in Sarnia who’d been repeatedly exposed over a long period of time. When asbestos fibres are released into the air, these can be inhaled and lead to deadly mesothelioma among other serious health problems.

In industrial and former industrial areas, asbestos may also be present in the soil. If any manufacturing activities produced asbestos dust, or if asbestos containing materials were stored or discarded on site, the debris is just as indestructible even while it remains in the dirt.

Asbestos Containing Materials

Now theoretically, if the asbestos stays in the soil, damp, it poses no immediate danger. However, it’s obvious that soil can be either moist or dry, and is disturbed and turned over constantly by the passage of the seasons along with human and animal traffic. In effect, it becomes a kind of asbestos containing material (ACM) – just like the mixtures of vinyl or concrete and asbestos that were commonly made into tiles or formed into other shapes.

For the sake of human safety and health, it needs to be cleaned up. Nowadays, many former industrial areas have been redeveloped into residential areas, which pose the question: is there more asbestos to be found in the ground?

Town of Grimsby Inspecting its Facilities for Asbestos

The town of Grimsby in the Niagara peninsula is joining the growing list of municipalities who are undertaking a comprehensive review of their properties for the presence of asbestos.

Last winter, the Pembroke Regional Hospital was fined $60K for failing to protect workers from asbestos exposure. The well-publicized case led the town to examine its own properties.

Town staff have identified seven buildings as possibly containing asbestos or asbestos containing materials (ACM) that will undergo professional inspection and testing and then asbestos removal.

  • It shouldn’t take the threat of a possible fine to take common sense measures against a known health hazard.

Asbestos in Your Home
We understand the risks now, but at one time asbestos was widely used in both residential and institutional construction. If your home was built before 1990, chances are good that it contains asbestos in one form or another. Asbestos may be mixed with other materials in a number of areas in your home, including:

  • Ceiling, wall and floor tiles
  • Insulation
  • Roofing
  • Wall panels
  • Textured paints
  • Textured (popcorn) ceilings

If the material is intact, then it’s not considered a hazard but at more than two decades old now, deterioration is a strong possibility.

If your home contains asbestos, we can help. At GreenStream Environmental, our seasoned team of asbestos removal experts can handle large or smaller asbestos remediation or removal jobs.

Ottawa Neighbourhood Worries About Asbestos Debris

Residents of Ottawa’s Little Italy neighourhood are alarmed about demolition work that’s been going on in their neighbourhood. They say they feel endangered ever since asbestos was discovered among the debris.

The demolition site was shut down by the Ministry of Labour after the discovery but the neighbours say a tarp over the partially taken down building blew off in strong winds, sending dust flying over the whole area. While the Ministry issued the stop work order, there’s some confusion over who is responsible for informing the public. In the meantime, some people have left their homes in fear of their health.

A CBC news video shows the warning signs that went up on the building but it’s also clear that the tarps did not contain the material and one resident even showed news crews that the asbestos dust had reached his daughter’s bedroom.

At issue: the owner of the building failed to check for the presence of asbestos before going ahead with the demolition. He claims no one told him it was required while residents grow frustrated at the lack of information and inaction.

Check Before You Begin
The rules are clear – in the case of a demolition in the province of Ontario, you are required to ascertain the presence of hazardous substances – including asbestos – before you begin.

  • You may not be planning to demolish your home, but what about renovations?

Like outright demolition, renovations can disturb asbestos and create the inhalable fibres that are a proven danger to human health. If your home was built before the mid-1980’s, asbestos may be present in a wide variety of areas, in many cases mixed with other materials like concrete or vinyl. You may find it in:

  • Ceiling and floor tiles
  • Insulation
  • Wall panels
  • Roofing material
  • Window and door caulking
  • And more!

Alberta Flooding Clean-up – Asbestos & Now Mould Risks

Now that the flood waters are receding in Alberta, the massive clean-up has begun. In a situation like that, involving a large area and literally hundreds of homes, it’s clear that many homeowners are doing their own clean-up.

That can be problematic when there’s potential for exposure to asbestos from the debris and now also mould from lingering dampness, particularly in basements.

It’s particularly telling that many residents of High River, where all buildings were under a mandatory evacuation order, are reporting episodes of coughing.

The Alberta Government has sanctioned masks to protect people during the process but some feel that the 95% filtration of particulates that they offer may not be enough.

Leave It To The Professionals
The commentator is probably right – and it’s not just a matter of having the right kind of mask. Our fully-certified contractors have successfully completed the Asbestos Abatement Worker Training Program approved by the Ministry of Training, Colleges and Universities and are able to handle all three types of asbestos abatement, as designated by the Occupational Health and Safety Act .

Flooding damage seems to be common across the country this summer, so mould is also a constant possibility. Renovations will also disturb asbestos or asbestos containing materials. That’s where it gets hairy. Asbestos may be present in a wide range of areas in your pre-1980’s home. Asbestos in the ceiling may be mixed with other materials like vinyl to make ceiling tiles. You might also find asbestos in insulation, floor tiles, roofing materials and much more.

Mould & Asbestos Complicate Rescue Reno

Basement apartment renovations seem like a great idea but they can reveal a host of problems in an older home – like the mould and asbestos that complicated a reno rescue.

A Toronto woman’s story about tragedy turned to neighbourly helpfulness makes you believe in the goodness of people again. Twyla Gendron was hit by a series of blows a couple of years ago. Her husband died suddenly, she lost her job and was herself diagnosed with breast cancer. She thought she’d have to leave her bungalow because she couldn’t afford the mortgage.

Friends stepped in and decided to renovate her unfinished basement into an apartment suite to help with the mortgage. Funds were raised and Scott McGillivray, host of the show Income Property, stepped in to do the work for free between episodes.

That’s when complications set in. They found mould and asbestos in the leaky old basement that ballooned the costs and amount of work to be done. But, goodwill held out and it’s now a sparkling clean apartment with new windows, floors, doubled insulation and more.

Luckily, her story has a happy ending. But what about your planned basement reno?

Know What You’re Dealing With
In this case, similar to many homes, an unfinished basement means one that is seldom used. Things like leaks, moisture and exactly what is in those walls and insulation aren’t noticed – until the homeowner wants to make a change.

Before you start renovations, let us help. We can offer you asbestos testing and mould testing services that will ensure you don’t have any nasty surprises along the way.

Even if you’re not renovating, your unused basement could be making your family sick. Mould spores and friable (inhalable) asbestos can get from a basement into your HVAC system and circulate throughout your home.

Historic Property = Old Issues (Asbestos & Mould)

A landmark property in downtown Belleville, Ontario has suffered a string of bad luck that has ended in its demolition. The historic Hotel Quinte had fallen on hard times recently and was the subject of a bankruptcy proceeding – and a sharp drop in value. Its current owners paid $1.9 million, where it was valued at $7.9 million just five years ago.

Even before the sale, the bankruptcy receivers had to spend hundreds of thousands of dollars remediating the property. Alongside fire and electrical violations and a malfunctioning boiler – which has been known to cause fires – the work included fixing a leaking roof in the laundry room along with mould removal and asbestos remediation.

Just as it was finally in the process of being renovated as a chic boutique hotel, the historic edifice was devastated by a fire that tore through it on December 21, leaving only a shell to be demolished.

The real estate drama illustrates some important points the average homeowner may have to consider:

  • Maintenance and mould: there’s a clear connection between the two issues. That leaky roof will cause persistent moisture and anywhere that moisture builds up, mould can grow and flourish. In fact it can take hold within 48 hours if the conditions are right.
  • Asbestos: a landmark property is often a historic property and asbestos was in wide use in so many areas of residential construction up until the 1970’s that you really need an expert to inspect and test for its presence. That’s especially important when it comes time to renovate, since disturbing the substance will create the breathable (friable) fibres that are known to cause harm.
  • The lesson is clear: budget for both maintenance and professional asbestos inspection and remediation service. They’re not a luxury!

Be Aware
When it comes to the deadly results of asbestos exposure, including mesothelioma and other lung cancers, the results are already in. No amount of exposure is considered safe, so you need to know where it is located in your home.

Asbestos: The Extra Step in Renovations

The construction methods and tenets of decades past continue to haunt the present when it comes time for needed changes. Whether it concerns a private home, public or private institution, the presence of asbestos is adding an extra step to renovations and even simple building maintenance.

In the 1960’s the Regal Constellation Hotel & Convention Centre was a jewel of Toronto’s airport strip, a busy and popular destination in its own right. After a couple of renovations over the years, its latest owners decided the complex’s upkeep was no longer worth the effort. Let’s face it, the construction methods of that decade were not designed for longevity and the architectural style often looks dated.

Today that once bustling hub is a parking lot. The demolition process was necessarily complicated by asbestos in various places; in fact, about half of the workers on site at any given time were asbestos abatement workers. In another project, a student centre belonging to Victoria University (University of Toronto) on Charles Street was also complicated by asbestos remediation. It was a significant consideration in both projects.

Nowadays, asbestos remediation has to be part of the equation when it comes to any planned renovations or changes to older buildings whether public or private. Fire resistant, waterproof and nearly indestructible, asbestos was once considered a ‘miracle’ construction material.

Be Aware
If your home was built before the 1970’s, you should assume that it contains asbestos in one form or another. Because it can easily be mixed with other materials like vinyl in flooring and cement in tiling, it may show up in a wide range of areas in your home, including:

  • Roofing tiles
  • Siding
  • Insulation (as vermiculite)
  • Around windows & doors as caulking
  • Wall panels
  • Textured paints
  • Textured ceiling (popcorn ceilings)\
  • And more!

While the health effects of asbestos exposure – including mesothelioma and other lung cancers – was not known for decades, it’s now well established and no amount of exposure to breathable asbestos fibres is considered ‘safe’. Asbestos is a significant consideration when making any renovations and definitely not something you can leave till the last minute.

  • Asbestos remediation is possible in many cases if removal is deemed to be too disruptive.
  • You should be aware of where asbestos is located in your home and keep an eye on it regularly for damage or deterioration.
  • It will be crucial information when you do any renovations and disturbing a previously contained area may necessitate asbestos removal.

Asbestos in the Office

The Toronto District Schoolboard (TDSB) is getting some flack after published reports indicate they were aware of the presence of asbestos in one of their properties and withheld that information from one of the tenants.

At issue is the presence of chrysotile asbestos in vinyl floor tiles in an office leased by the Crime Prevention Association of Toronto.  The CPAT has been a long term tenant at the office, but only recently removed the carpeting in order to accommodate the needs of a disabled woman for her work placement.

The old carpeting was stripped and the tiles revealed, some of them clearly deteriorated. An ‘anonymous source’ apparently sent her a 2008 lab report that revealed the tiles had already been tested and were known to contain asbestos.

The office is working home to three staff and six work placement interns, and all of them evacuated the office in early December and are now working from home. Crews are expected over the holidays to come in and inspect the premises to make sure the tiles are contained but it leaves a thorny issue and disputes now over who is responsible, since the TDSB claims the tenant did not seek approval for ripping up the carpet and that the situation was well under control before that.

Be Aware
When it comes to the deadly results of asbestos exposure, including mesothelioma and other lung cancers, the results are already in. No amount of exposure is considered safe.

Just like the case of the vinyl tiles, many of the residential uses of asbestos actually involve asbestos in a mixture and is considered safe as long as that mixture is intact. The danger comes when it deteriorates and crumbles and becomes airborne – or friable.

  • Asbestos remediation is possible in many cases if removal is deemed to be too disruptive.
  • You should be aware of where asbestos is located in your home and keep an eye on it regularly for damage or deterioration.
  • It will be crucial information when you do any renovations.
