Apartment Dwellers Displaced due to Asbestos after Fire

“When the inspectors declare the building is safe, we will resume delivery.”

That’s what residents of a British Columbia apartment building saw recently when they tried to get their mail. Canada Post has suspended delivery to the apartment tower after a fire because of concern over air quality issues – namely possible asbestos contamination.

Repairs are expected to take several months. There was fire, smoke and water damage to 86 of the suites and residents were warned about the possible asbestos contamination. An official with the city of Victoria has clearly stated the need for asbestos removal procedures for the building. In addition to asbestos in the walls and ceilings, there is concern over possible mould infestation from lingering water damage.

It’s a recipe for health issues that is unfortunately all too common in older buildings, including individual homes, apartments and condo complexes and public institutions: damage can affect indoor air quality. Toronto High School Closed Over Asbestos

Students at a Toronto Catholic high school were sent home after tests showed the presence of asbestos.

The situation began with maintenance work on the swimming pool and change rooms at the school east of the downtown area. The first round of testing found asbestos on the tile grout in the change rooms. While it wasn’t a significant amount of asbestos dust, it led to a second round of testing of the school’s ventilation system. Four of the school’s air ducts came back positive for asbestos.

The finding is significant: it’s airborne – or friable – asbestos that is dangerous. It can be inhaled, where it remains in the lining of the lungs and can lead to lung disease and even deadly mesothelioma years down the road.

Where Did It Come From?
The school responded appropriately. Not only did they temporarily close the school in order to clean all the air ducts, but they ordered a further round of air quality tests to determine whether any more asbestos was airborne. Students have been moved to another school while testing continues.

Older buildings may contain asbestos in many forms and formulations and in many places, including:

Asbestos Wrapped Plumbing

There’s been a fair amount of media coverage devoted to the continuing asbestos problem in Canada and you may be aware of some of the places that asbestos can show up in an older home – like siding, ceiling tiles or vermiculite insulation. Plumbing you say?

Among the many properties that made asbestos seem like a dream construction material early in the 20th century are its insulating and virtually indestructible properties. In homes that are between 70 and 100 years old, you may find plumbing wrapped in insulation like a hotdog in a bun – and that insulation is likely to contain asbestos.

Now, as with any asbestos containing material, as long as it’s intact, it’s not considered a danger to human health. However, there are a number of issues that you should be aware of. As NY state employees recently found out when they had to be evacuated from their offices, if the plumbing starts to leak or deteriorate, it becomes an issue of immediate concern.

  • Asbestos containing insulation is often wrapped around old galvanized plumbing which should itself be removed.
  • Be also on the lookout for asbestos insulation around piping that connects radiators, water heaters or other steam-producing elements.
  • Older tube electrical wiring may also be covered with asbestos insulation.
  • You may also find that the asbestos pipe insulation has been covered or encapsulated in foam in a DIY repair (a professional asbestos technician would never leave this kind of arrangement in place)

Firefighters and the Asbestos Risk

The continued presence of asbestos in our schools has the potential to put many people at risk – including firefighters.

A Hamilton elementary school was closed for most of the week prior to March Break after a suspicious fire broke out in a classroom. The classroom was unoccupied at the time and students were first evacuated, then sent home after the decision was made to close the school for the rest of the week.

The fire caused an estimated $250K in damages and The Hamilton-Wentworth District School Board (HWDSB) say firefighters may have “disturbed” asbestos contained in the walls during the effort to put out the flames.

An immediate clean-up was planned.

Firefighters are definitely at an increased risk of asbestos exposure. What’s contained in the walls intact is considered safe but the very nature of their work means that those walls are likely to be damaged. When other materials burn away, it exposes the asbestos which can then become friable – or small fibres which can then be inhaled into the lungs.

Hospital Learns About Choosing a Reputable Asbestos Contractor – The Hard Way

An Edmonton based contractor is facing multiple charges under Nunavut’s Safety Act for asbestos removal work at Iqaluit’s Qikiqtani General Hospital. The Worker’s Safety and Compensation Commission alleges that the company put its workers at risk during the asbestos abatement procedures.

The job was complicated when the general contractor ran out of money and workers walked off the job. Another contractor has stepped in to finish the renovation work, including asbestos removal.

A Homeowner’s Nightmare

Niagara Officials Taken by Surprise by Asbestos Abatement

Asbestos in Soil

The city of Sarnia, Ontario has seen more than its share of grief when it comes to asbestos. A former foundry and insulation plant exposed workers to shocking levels of asbestos exposure – in some cases hundreds of times over the legal limit. It’s possibly the worst example of workplace asbestos exposure in Canada and those former workers are now paying the price with their health, suffering an inordinate number of cases of cancer and lung problems.

In effect, it becomes a kind of asbestos containing material (ACM) – just like the mixtures of vinyl or concrete and asbestos that were commonly made into tiles or formed into other shapes.

Ontario Employer Fined $25K for Asbestos Infractions

An Eastern Ontario employer was recently fined $25,000 for failing to train and properly equip an employee for asbestos removal and abatement.

Late last year, a Toronto man was redeveloping various properties in Kingston. One of them was clad in asbestos-containing tiles, with more of the tiles stored inside the building. Even after he’d obtained the permit and was advised of all his responsibilities with respect to asbestos removal and disposal, he failed to properly inform or outfit the worker (who lived on-site) for the job.

Ottawa Neighbourhood Worries About Asbestos Debris

Residents of Ottawa’s Little Italy neighourhood are alarmed about demolition work that’s been going on in their neighbourhood. They say they feel endangered ever since asbestos was discovered among the debris.

The demolition site was shut down by the Ministry of Labour after the discovery but the neighbours say a tarp over the partially taken down building blew off in strong winds, sending dust flying over the whole area. While the Ministry issued the stop work order, there’s some confusion over who is responsible for informing the public. In the meantime, some people have left their homes in fear of their health.

A CBC news video shows the warning signs that went up on the building but it’s also clear that the tarps did not contain the material and one resident even showed news crews that the asbestos dust had reached his daughter’s bedroom.

At issue: the owner of the building failed to check for the presence of asbestos before going ahead with the demolition. He claims no one told him it was required while residents grow frustrated at the lack of information and inaction.

Asbestos Complicates Fire Clean-Up

A four-alarm blaze in Toronto’s east end last weekend has left the City with a clean-up headache – including asbestos in the debris. As traffic continues to be routed around the site days later, the recent discovery has delayed matters even more.The building at the southeast corner of Broadview and Gerrard was gutted last Saturday as fire ripped through the century-old structure. The north- and west-facing walls have collapsed. Twenty-six tenants from that and adjacent buildings have been evacuated as a hazardous materials team has been called in to deal with asbestos that was found in the ceiling.
