High-tech housing is cropping up all over the GTA, and it’s interesting to look at the new techniques and features. Many problems that we deal with in our business are caused or worsened by old construction methods and materials – like asbestos. Mould is another problem that can be worsened by the typical issues associated with an older home – old windows and doors, aging roofing, and more.
Along with energy efficiency, when it comes to newer construction methods, there is the potential to minimize the conditions that lead to mould infestation.
Construction Innovation
Rethinking structural and design aspects can make a big difference. The design looks at each element in context.
- The windows are placed to take advantage of natural light. This keeps the home warmer, saving on energy costs for heating as well as lighting.
- A high performance building envelope can reduce heating and cooling costs drastically.
- A steel rather than wood frame is resistant to rot and mould.
What makes the difference? It’s moisture retention. Wood can retain moisture, while steel does not. If moisture can sneak into the building through any opening, it can linger on wood. Wherever moisture lingers for even 24 to 48 hours, mould spores can grow.
What About My Home?
You may not want or be able to move to a brand new steel frame home. But, you can still take measures to minimize the effect of wood + moisture in your own home or property.
- Install energy efficient windows – this prevents condensation build-up, and therefore moisture build-up.
- If your window frames are wooden, install metal, vinyl or fibreglass clad frames.
Add or replace weatherstripping to ensure an optimal seal around windows and doors. - Inspect and replace shingles, flashings, and drip edges as needed.
Anywhere that moisture can come in and linger, there is the danger of mould.
